In a typical residential real estate transaction "Buyer Representation Services" should cost the client
no more then if they were to buy directly through the seller's agent.  This is due to the fact that in
most cases the "Buyer Agent" is compensated by a commission split with the "Seller's Agent."  This
rate is usually pre-established.  A buyer is not discounted any part of this commission if he/she
chooses to buy direct from the "Seller's Agent."  If a buyer chooses to go directly through the
"Seller's Agent" then he/she is waiving the right of full representation whereby the "Seller's Agent"
will not have the obligation of full loyalty; however, still earning the whole commission.  It is very
important to consider your representation options when making an important investment such as
buying real estate.   "Buyer Representation" is your right, and should be exercised.  It is wise to have
a professional involved that will focus on protecting your best interests.

In special situations where a "Client" wishes to buy a "FSBO" or a "Foreclosure" then the "Buyer
Agent" compensation will to be negotiated with the "Client."

Specialized services that require extended travel or more involved consultation and project research
may require a consultation fee. Examples of these services may include condo conversions
development and administration, market research, specialized investment & property research, ect.

Agent duties and related fees on a "Specialized Service Contract" are disclosed upfront, and must be
approved by Client, Agent and the Senior Executive Broker before any service contract may
